Replacement

When the roof has to be replaced

Sometimes the slate, the nails and the frame are all at the end. Then we replace it, and keep what is worth keeping.

Sound slate from your own roof goes back on, cleaned and sorted, usually on the slopes seen from the street. New slate, matched by sample, fills the rest. Cedar is replaced course by course or slope by slope, in the same width and exposure. Anything the frame needs is written as its own line.

How we replace

  • Old slate sorted into sound, repairable and scrap

  • Your own good slate reused first

  • New slate matched by sample, never by name alone

  • Reinforcement quoted as a separate line

Reinforcement, step by step

Framing reinforcement is found when the attic is open. We give you your number after the attic visit, not before.

  • 01

    Look

Rafters, collar ties and decking are checked for sag, rot and old cuts.

  • 02

    Tie

Collar ties and purlins are added where the span needs them.

  • 03

    Sister

A weak rafter gets a new one fastened alongside it.

  • 04

    Re-deck

Boards that will not hold a nail are replaced at the per-sheet price in the contract.

Questions

Replacement questions

Do I need a permit?

Often, for a full replacement. Katya handles the paperwork where your town requires it. Fees and rules vary by town and by historic district.

How long does a replacement take?

A slate or steep cedar roof takes longer than a shingle roof, usually weeks rather than days. The estimate gives the schedule in writing.

What happens to my old slate?

The sound pieces go back on the roof or are kept for later repairs. The rest is hauled away, or yours to keep if you ask.
